Selling a home is a decision that you don’t want to rush into. A house is a huge investment of money for many people and it’s a great idea to get the best financial return on that investment. Today I will share a thing or two I’ve learned about how to sell a house fast in many types of markets. Selling three homes during my adult life and working for numerous real estate agents has helped me learn some top tips. Now I’m passing them along to you to help you sell your home quickly.

Below are a few things to consider before putting your home on the market.
1- Make sure you really want to move

Do you really want to sell your home? This is the first question you should ask yourself - there will be no going back once your home has a new occupant.
Weigh up the pros and cons of selling your home. You may decide that you want to move, but not quite yet.
2- Get your home valued and do your research into the local market

Your home needs to be set at a sensible price. If your asking offer is too high, you’ll struggle to attract buyers. If it’s too low, you could be losing out on thousands of dollars.
Whether you want to use an agent or not to help sell your home, it’s worth asking an agent to value your home. In fact, it’s worth asking a few agents to get an average idea of the value.
You should also do your own research into the local market to see what the prices are like. It’s worth looking into whether prices are rising, falling or stagnating in your area. There are cases where it may be worth holding out for a few months or even a few years so that you can get more for your home.
3- Consider whether any last minute renovations are necessary

It could be worth considering some home remodeling. Certain fixes or improvements could make your home more attractive to buyers and possibly increase the value of your home. This could include improving insulation, repairing the roof, installing a new kitchen or even repainting walls.
When renovating, try to keep to a tight budget - the value added by your renovation needs to be worth the money poured into it.
4- Declutter and clean your home

Decluttering and cleaning your home will make it more appealing to buyers. It also makes sense to declutter before you move home so that you’re not taking unwanted stuff to your new home.
It could take a month or two to fully declutter and deep clean your home. This allows you to focus on one room at a time and gives you time to sell, donate or dispose of items you no longer want.

Moving home involves some big costs such as hiring a moving company, getting help with legal paperwork, mortgage application costs and agency fees. You need to be able to afford all of these costs.
You should consider how much equity your home has and whether the money you earn from selling your home can cover all the associated moving costs. Taking the time to pay off more of your mortgage could be beneficial in some cases.
6- Decide the right marketing strategy

How will you advertise your home? Most people hire a real estate agent to market their home for them. However, you may decide that you want to sell your home privately.
If you go for the latter option, consider which marketing strategies you will use. This could include paying for newspaper ads, getting your home featured on listing sites, putting up posters or even creating a social media page. You should also make sure that any photographs of your home are top quality.

Following these tips can help you be prepared and sell your home fast so you can move on to the next chapter of your awesome life. Moving to a new state (1,000 miles away from our home town) in the year 2020 took my husband and I a long while to accomplish, but now that we are in our new home and state, we don’t regret all the work it took us to get here.
